The primary immigration pathway involving investment is the EB-5 Immigrant Investor Program. To qualify, applicants must invest at least USD 800,000 in a government-approved commercial enterprise that creates at least 10 jobs. While direct investment in real estate does not qualify, certain EB-5 projects may be real estate-based. From Residency to Green Card and Citizenship
EB-5 investors who meet all requirements receive conditional permanent residence (a green card), which becomes permanent after two years. After five years of permanent residency, individuals may apply for U.S. citizenship through naturalization. Applicants must pass a civics and language test, maintain a clean legal record, and meet residency presence requirements. Dual citizenship is permitted by the U.S., although some countries may restrict it.

For immigration, EB-5 or other visa applications require submission to the U.S. Citizenship and Immigration Services (USCIS), with detailed documentation on investment, source of funds, and business structure. Legal counsel is essential for navigating both property and immigration processes, especially for non-residents.

Real estate in the U.S. is varied and localized. Prices in New York or San Francisco often exceed USD 10,000 per square meter, while cities like Houston or Tampa offer more affordable options. Rental yields vary from 3 to 6 percent depending on location. Foreign investors are active in residential, vacation, and commercial sectors. While real estate alone does not grant U.S. residency, it offers secure asset diversification and complements broader immigration strategies when paired with eligible business or investment activity.
